@Ashwani K. as @Omar Khan mentioned, there are several out there that can offer their assistance for some investors. A lot of this can be beneficial too. However, you may need to pay (more or less) for the education offered in some of these cases. Maybe going to a few free ones before making the decision to pay for one of the others might be prudent?

@Ejeanee Queen we've done a fair amount of work in that area you're talking about. Were there any specific pockets you were curious about in that general area?

Cheapest house for sale in one of the most sought after neighborhoods in Fort Worth. This is a gut-job also needing about 800 additional square feet to really maximize the return. Ugly duckling on the block, but priced accordingly. Would prefer cash buyer, but also have hard money lender prepared to lend 70% of 475 ARV or 80% of total cost. Brick 3/2/2 located in south Fort Worth. Roof and HVAC appear to be in good shape. May need some foundation adjustment, but nothing the average investor hasn't seen. Nice functional layout with the brick ranchstyle exterior that tends to cast the widest net of end buyers. Located in arguably the most sought after neighborhood in Fort Worth. This ugly duckling on the block will be a gut-job and needs to be renovated down to the studs. However, the price reflects that as this is CHEAPER THAN EVERY OTHER HOUSE CURRENTLY FOR SALE IN THIS NEIGHBORHOOD.

Fully renovated houses in this area are selling for 200-230 sqft so you would also want to add on as much additional square footage as possible. This +460 resell value is based on a would-be footprint of roughly 2400 sqft. It is currently around 1600 sqft. If you have vision and aren't afraid to get your hands dirty in a really popular area, you could make a substantial return on this flip. The new footprint would bring the ARV on this to at least 480 based on the aforementioned price per square foot values here, so the 460 is relatively conservative. Would prefer cash buyer, but also have hard money available to lend 70% of ARV or 90% of total cost. PM for more info or call (469) 751-2192 for a quicker response.

@Yelitza Mora you might consider finding a licensed agent offering to list at a discount, then offer to give them your listings in return for running comps on potential deals. It may slow you down in terms of locking up something you want to jump on since you'll be waiting on them to offer their opinion, but it's still better than relying on a third party algorithm and comes with a mutual benefit. Anyway, hope that helps some!

These are next door to each other and in fairly decent condition, but they will need general TLC throughout (fresh paint, new flooring, fixtures etc). After this they should bring in full market rent for the area, which based on the comps, is roughly $600/month for each of these doors. Feel free to call or inbox if you have any questions. Glad to have you Eric! It can be tough to find a good GC you can trust. I might consider just going with a handyman unless the work entails blowing out walls or something more in depth. Otherwise, I would try to have the rates from a handful of different sub contractors for any given material area of a potential rehab. Anyway, best of luck and welcome to BP!

Non-MLS lot for sale in DFW. Lot has a house, but the play here is a teardown and re-build. Asking 165k. New builds going for roughly $200/sqft in this subdivision. Less than a dozen houses/lots have sold for a cheaper price in this subdivision dating back FOUR YEARS.
