Incredible fix and flip Opportunity in desirable Bedford. This large home is in great condition structurally and needs cosmetic updating throughout to reach top of market value. The house sits on a corner lot with a great circular driveway. As a 4 bedroom, 4 FULL bath, this amounts to a ton of house, in a great neighborhood for an exceptional price. All indications point to this being a cosmetic renovation. Foundation, roof, and AC look to be in outstanding shape. CMA puts this ARV at 245 with a lot of obvious potential for more if you look closely at the comps. Must close cash. Does anyone know if it's permissible to tear down a house in Fort Worth's Historic Fairmount District? Wouldn't surprise me if not, but figured worth asking. Thanks in advance!

Sergio, Those are all solid areas for rentals. I would add Keller to that list. Euless, Bedford, and North Richland Hills should also provide pretty reliable returns for something within that price range. Feel free to PM me if you'd like to discuss a bit more in depth. Andrew

Great looking updated flip or rental in the sought after Fort Worth suburb of Hurst. This already has both a large 2 car garage as well as an additional detached 2 car garage or workshop. The owner recently spent $40K updating the home and is selling it FAR below retail to relocate for a job on short notice. Keep the home as-is and spend little on paint and taste-based tweaks or convert the garage to add a good deal amount of sqft and drive the resell value even further. If you'd like more info/access feel free to call/text me.

Located right by Lockheed this could be flipped, but would also make great buy & hold. Huge lot sitting on nearly a full acre. Not a lot of updated comps on this size lot to go off of; the only thing that is anywhere near the same size lot sold for 102k a year ago . That said, it looks like a fully updated house around this size on this size lot with a 1 car garage could go for around 110. That comp didn't have a garage, was smaller and backed up to commercial land. Rental comps show 1000-1250/month. The rehab on this should call for a new HVAC, minor foundation, and general cosmetics. Message me direct if you're interested.

I am looking to connect with any builders here in the NTX area and was hoping to get some direction here. I've always been curious as to any differences in mentality, cost structure, and general strategies a SFR builder might employ versus a flipper. Any help would be much appreciated. Does anyone know of a hard money or private lender that lends in Texas, can fund in 3 days or less, work with a double close, and provide approval/denial to lend on a deal in less than 24 hours? Would love to hear from any lenders who can meet those terms!

We've all had good and bad experiences with contractors. Like a lot of us I'm always on the look out for that next reliable one though. Just wondering if anyone here had any tips on where to find some or any recommendations? Thanks in advance all!
