GREAT curb appeal potential with all the frontage this corner lot has to offer. Currently a 3/1/2, this will be a 3/2/2 once rehabbed. Comps suggest an ARV of 260-270, but a 2nd bath is needed.

Located in the heart of TCU country, it's hard to lose when selling a fully updated house in this area. This house also already has modern double pane energy-efficient windows throughout. Aside from normal cosmetics such as paint, tile, hardwood refinishing, and granite, this will also need a 2nd bath added to attain this ARV. Exterior AC works, but is older. This 5 bedroom property walking distance from TCU is nearly turnkey. Great opportunity to purchase a rental cash flowing machine or a nice flip in one of the most lucrative buy and hold pockets in all of Tarrant County. This property is in great condition and practically rent-ready as-is. Ask any TCU student (or parent) about rent rates in this pocket and you're likely to hear how normal it is to pay $800-1000/month merely to rent out ONE BEDROOM in a living quarters. For the flippers out there, comps point to an ARV of roughly 390-410k.

This potential cash cow is essentially turnkey given all the updates it already has throughout including: energy efficient windows, granite, newer cabinets, updated fixtures, refinished original hardwoods, and appliances that are just 3 years old. The foundation was also repaired within the last 3 years as well. Roof and HVAC appear to be in fine working order. Welcome aboard Cary Ogello !!! Yes W 7th area is exploding to say the least. I come across a few rental opportunities in that Alliance/northern part of the county every month and I'd have to agree with you, that area is very sought after and rapidly developing as well. The kitchen has already been remodeled on this and it just needs minor cosmetics/bathroom updates. This one has newer windows, AC, and a roof that is in great shape. ARV looks to be 235-250 based on the comps. CMA suggests an average of 12 days on market in this area. This will be sold during a group access on Friday 3/17. Call me for further details/time etc.
