Solid duplex, rented, cash flowing

3 bed/2 bath and 2 bed/2 bath Duplex. Building maintained up to government standards, in an area called Parkway Village.

Using the BP Rental Calculator, this computes to a 14.41% Purchase Cap Rate. If you paid cash it would get you over 13.48% ROI... finance the deal and your ROI will be through the roof! This doesn't quite fit the 2% Rule, but 1.78% is considered great in many parts of the country. Tenants pay all utilities!

I've fixed it up quite a bit over the last 2 years. One side does need an a/c condenser, but I'm not aware of any other repairs needed. Leases good thru: June 30, 2018 (this tenant is "Section 8" and has given no indication they plan to move) and March 31, 2019 (just placed a tenant).

I'm not really interested in Seller Financing this deal... I could use the money to pay some debts.
