Interested in Turnkey Real Estate? You must take a look at this!
Turnkey Real Estate is one of the most widely discussed topics here on Bigger Pockets. Anybody who spends more than a week on Bigger Pockets has probably ran into a thread where people were discussing Turnkey Real Estate. Some are for it. Some are against it and then there are a few (including myself) who are selling services related to it.
When we get into threads where there are people who are upset with their turnkey provider I like to look at things from both angles. Really see what went wrong on either side because it's not always one sided.
One thread that had over 600 comments was about Clayton Morris and his company Morris Invest. ( Morris Invest Case Study 2.0. ) That was an interesting read to say the least. I have never worked with Clayton Morris, Morris Invest or any other Turnkey Provider so I have no real comment to add as to how they operate their businesses as I have not experienced any of them first hand. The only things I see is what is put into the public space on websites like this or from watching the Turnkey provider's own advertisements.
Based upon what I've seen in the forums I feel like a common theme among those buying turnkey real estate from the many companies around the U.S.A is a lack of understanding as to what exactly they are getting themselves involved in. This is especially true with the turnkey real estate that is priced on the low end of the pricing spectrum.
Who is to blame for this disconnect between seller and buyer? I don't know. Not my place to say and I am sure every situation is different. However I decided to make this video you see below as a way to provide some more clarity on investing out of state in these low priced neighborhoods so that buyers really have an opportunity to understand what it's like owning property in these distressed neighborhoods. It might not be what you expect.
