Seeking $250K Loan on New Construction in North Carolina

I am looking for $250K to build a house on land I will be purchasing. Once built I want to sell the house and repeat the process. Houses in the area are selling between $350,000-$450,000. I have a general contractor ready to work who is already building houses in the same development so all the typical unknowns of a development with an HOA are already known.
