I am looking for $250K to build a house on land I will be purchasing. Once built I want to sell the house and repeat the process. Houses in the area are selling between $350,000-$450,000. I have a general contractor ready to work who is already building houses in the same development so all the typical unknowns of a development with an HOA are already known.

@Chris Martin thank you for those links. I just read them all. Seems that, as you point out, this is very subjective and up to the inspector at the time. The gentleman in the City of Raleigh's permits department had mentioned that a "Utility Basement" could be fully furnished with a kitchen and all, so long as the stairway connected the two units, utilities were shared and the address was all the same for all residents. You seem to have a wealth of knowledge in very specific codes for the area. Do you know of anyone who has a part of their house rented out legally like I would be doing? Obviously I don't want names or addresses. Just seeking how this is legally done.

Hello everyone,

I have a two story house that sits on top of an above ground garage. Currently this garage is completely empty except for the walls, cement flooring and 4 support posts. I went to the city of Raleigh permitting dept. to discuss converting this to a rentable unit and was told I am not zoned for a duplex but I could make it into what is very specifically called a "Utility Basement". The city of Raleigh said the only 3 requirements for this to be a utility basement is: 1, A stairway needs to be connecting where I live and where the renter(s) downstairs would live; 2, Utilities need to be shared across the two living spaces; 3, the address needs to remain the same.

I've had contractors and engineers visiting giving me quotes and making sure the structure is sound. So far everything seems to be going well but I was wondering if anyone on BP has any personal experience with this sort of scenario in the North Carolina area. Preferably in Raleigh. 

I was wondering if anyone was in a similar situation and was able to rent the space without converting to these "Utility Basement" specifications. If so, how? Also, I have questions about how to collect and report rent earnings since this house is in my name as it was when purchased and not in an LLC.

Hello BP community! I'm looking to see if anyone out there would like to be a mentor to me as well as partners.

I know rather than just ask it is always good to be able to offer something. I am great with project management and perhaps more importantly I have access to money in short term loans through various lenders.

Would there happen to be anyone out here that is experienced in buying foreclosures or houses that need flipping but just doesn't have access to money? I'm thinking there is a potential for a great business partnership where both parties can make money.
