Finance partner needed

I currently have a 2 family home under contract. Looking to purchase and hold this rental property. This home needs 12k worth of work and has a purchase price of 30k. The ARV of the property is 72k. Once fully occupied, the monthly rental income will be $1,300. looking for a partner to fund the deal.
