Need help with a Dayton, Ohio wholesale!

I primarily wholesale in Columbus, OH, but received a lead from a motivated seller in Dayton who needs to sell his house now. The property is in Burkhardt, close to downtown.

I am not very familiar with the Dayton area and looking for a wholesaler or investor to partner with to wrap this up!
