equity partner for 29 unit apartment building

Hello,

I am looking for an equity partner to put down the down payment(25%) on a 29 unit apartment building in upstate NY. I have in house property management systems in place and ready to go. I have been in real estate since 2009 and investing and managing since 2013. I currently have 6 other units in the area. Here is the analysis of the property.

It is a smaller city but we have always had a strong rental market. Rural town offer very good opportunities with the right systems in place.
