I'm going to sell one of my rental properties and offer seller financing with a 30-year mortgage term. Let's say the buyer pays off the balance in five years. Is there a financial vehicle where I can park that money and only pay taxes when I make withdrawals?  No more 1031 exchanges for me. Thanks for your help.

You could look into a deferred sales trust but those typically need a minimum of $1M to make them worth while
