Landlord Breaking a Lease

Interesting situation:

A Military Couple I know of, is suddenly moving back to San Diego. They own a house and currently have tenants. The tenants are unwilling to vacate early.

Does anyone know of a legal way to break a lease on the landlords side in California (San Diego specific)? I know there are ethical/moral thoughts, that aside. What are the legal possibilities?

More curious than anything. I know two of my tenants have broken leases and while I could pursue it, it would be tough because the rentals, rents really easily so there was no loss. Therefore I am curious of the other side.
