Keep or Get Rid of Above Ground Pool

I am closing on a 2 family with a great upside for creating a 3 family plus additional storage space for increased rent. The home has a large fenced-in yard with an above-ground pool that was installed in 2021 and includes a pool heater. I do plan on getting an umbrella insurance policy on the property but wanted to see if anyone here has had experience renting a property with a pool or if I should get rid of the pool to lessen liability? - Thanks!

Hi Sam,

Do you think you have a steady stream of potential renters who will pay a premium for the pool vs without.

To me, above ground pools are:

[1] mainly for kids and teens,

[2] says successful blue collar family (most of the time).

Look up how much that pool heater will cost to run (I'm betting it's will be more than you think).

Look up how much water is lost by evaporation and has to be replaced in your area.

Pools require "Pool Chores" to keep them clean and running right. If it were mine I would not have a renter do this. I would have a pool service come out and handle this, and pass the cost to the renter during pool season. 

Probably be a nice feature on a flip to a live in owner with kids.

Can you sell it for some of instant cash.

Anyone drowns in it they will come after you as deep pockets in a lawsuit.

Just my 2 cents.
