Eviction laws in GA when home is uninhabitable due to fire

HI all! I need some help! My tenant burned the kitchen up and now the house is uninhabitable. Unfortunately, the lease I got for Georgia off Bigger Pockets does not cover this issue as far as the eviction laws for GA in this lease! I have looked online and called all over the county (Carroll) to find the info about the legal way to get him to move out since the house may not be redone for at least 1 -2 months and I need his stuff out so we can have workers, etc get in and get everything done. I can't find any of the laws on any country or state websites, and I also called the magistrate court, housing authority, and Georgia Legal Aid and none knew what to tell me. I do know the law in GA says I can evict with 60 days notice for any reason but there must be another law that allows me to evict after fire and uninhabitable home, but I don't know where to find this info. I am not asking for legal advice, but if anyone knows the laws in Georgia (Carroll County) or knows where I can find them, I would greatly appreciate it. Thank you in advance. @Nathan Gesner he absolutely is under market, I have been slowly upping his rent each year, but it was so low when I bought the house, I couldn't go as high as needed, so yes, that is definitely part of it. I will see what they say today after the adjuster is there and see if I need to get the city involved. Thank you for the input!
