Appliances in a rental
What is the better option?
1. Furnish your rentals with appliances (fridge, stove, washer/dryer) and assume responsibility for when they break
2. Have tenants be responsible for appliances and therefore they are responsible for replacing their own appliances
I can see positives and negatives to both scenarios but wanted to see what others do!

The vast majority of Landlords provide kitchen appliances and take responsibility for maintaining them. Some require the Tenant to take responsibility, but I think that's a bad idea because the Tenant is more likely to not report any issues because they don't want to pay.
Washer/dryer is probably one of the most abused appliances, but I still prefer to supply them. I don't want Tenants moving them in/out and causing damage, and I want to ensure they are connected properly and not leaking. I buy used units for under $400 a set and it's well worth the cost.
