Inspection Software for Rental Inspections for Landlords -single & small muliti-famil

I use Buildium Software - but no 'automated' way to do it- although they partner with Happy Co for a free version of a rental inspection 'app' to use during an inspection - via phone.  (maybe tablet, but i dont use one)  The service is very cumbersome to build out....doesnt allow seg. of prop inspections so that if you hire a person just do to some inspections for you, or want your handyman to do them, it shows them your entire list of props you own.  And, the 'reports' seem "meh".

I started with Zinspetor - seems more manageable, w/ more types of inspections and record keeping options of types of appliances, a lot of diff. ways to inspect built in, so you dont spend tons of time creating your 'templates' with which to use during any variety of inspections. 

Please let me know what you use or have heard good things about.  Free ones are great, but i doubt i can get free with 46 doors!  Z inspector would be a min. of 27 per mo. if pay annually - not too bad, but if you want a bit more bellz and whistles, starts at $60 per month. 

I think it would be worth paying for - just as long as it is not too crazy!!  And, also depends on how robust.
