Unique Rental Model: Investing in Sober Living Housing
I’ve been involved in sober living homes for years and have found the model to be both stable and rewarding. Unlike a standard rental, these homes are operated with structure, accountability, and often a master lease to an operator. That setup changes the financial and management dynamics compared to renting to a single household.
The upside I’ve seen is strong, steady demand and predictable income, especially when using a lease structure with an experienced operator. On the flip side, there are considerations like licensing, insurance, and ensuring the property meets safety and compliance standards.
I’m curious if anyone here has had experience landlording in sober living or other group housing models. What worked well for you, and what were the biggest challenges?
