How to talk to existing landlords?

I'm interested in buying student rentals in a University area, and would like to see how other student rentals are set up. I don't mind calling existing landlords and asking questions and letting them know I'm a prospective competitor. I think there is always room for sharing info if you're honest and polite, but what would make a landlord willing to show me properties? I would think that the line would be drawn at wasting their time. How have you all approached this or been approached?

@Alex Amyot Like all relationships start small. 

Invite them out for coffee or a meal--your treat.  Tell them you are thinking of getting in the business and would like to hear their experience and opinion.  It may be that during that conversation there is an opportunity to ask if you could we one of their properties during a showing.  If not, just pick their brain and continue to build that relationship.

Do that with lots of investors. You'll be surprised at how valuable it'll be.
