High cap rate/high end rental

In all of your opinions, what US housing market presents either middle too high end rentals, and a quality cap rate? We all knew entry level homes in the mid West have high cap rates, but bring other inherited issues with them. I'm not talking about a 600 dollar a month rental. An ideal situation would be a ten percent cap or higher, on a property collecting 1500 or more per month. My last two markets I've invested in are grand rapids, and northern Indianapolis.
