What specific duties/assignments would you/did you give your first assistant regarding managing your rental properties?

Drive by properties to do exterior checks once a month. 

Enter properties to do maintenance inspections twice a year.

Walk the grounds at our 8-plex once a week and clean the coin-op laundry room there once a month and water plantings as needed.

Field tenant calls when we are away.

Schedule contractors for tenant needs and, as our representative, be present when contractors are working in a tenant's unit.

Field prospective renter calls when we are advertising a vacancy.

Assist with apartment turnover (clean out, painting, errands, showing, etc.).

Give another perspective on planning upgrades or remodels of our properties.

Do errands and help with paperwork as needed.
