Help! --> Unapproved Sublet Situation

Hey everyone,

My tenant requested to sublet while hes on vacation for a few months, we said ok but with the requirement of screening and the application process and then approval by us.

It turns out my tenant did not care to any of those and let in 6 students from out of the country on a 2 month visa. This is in a 2 bedroom apartment that is 120 yr old.

Chicago does allow subletting but under certain circumstances such as someone taking over lease due to financial hardship (lost job, unable to pay rent, etc).

I am afraid the place will get trashed. If you have any suggestions how to go about this I would really appreciate.

Good luck.

Your tenant is not a really nice guy and I would be informing him that if he does not have them all out within 24 hrs I would be serving him with eviction papers for violating his lease. If he gets them out in time he can stay if not he is evicted.

Your compassionate attitude is going to cost you a lot of money. If you want to help him save money don't charge him rent, if you want to remain in business lay down the law.
