Garbage disposer and humidity sensor

Is a garbage disposer a good or bad idea in a rental SFR?
Also anyone puts the bathroom fan on a humidity sensor so you can guarantee the fan is in when it needs to and rely on the tenant to turn it on?

I have disposals in my SFRs because the tenant class expects it. Plus once you have one in there they are very cheap and easy to swap out. Also I can talk most tenants through the common jams over the phone.

As for the bathroom fan - I like to wire them to the same switch as the light. So whenever the tenant turns the light on, the fan also goes on. No need for a humidity sensor.
