Systems that translate for non-english speaking tenants?

I've acquired multifamily units with tenants that mostly speak Spanish, which I don't. I'm currently doing my own property management and wondering if anyone has experience or knowledge about services that translate. For example I use google voice and plan to arrange repairs, but now that I have 12 units with mostly Spanish speaking tenants I would like to systematize the process of them calling or emailing a 3rd party that will send me maintenance request, which may eliminate the communication barrier??? Any ideas on dealing with non-English speaking tenants in regards to maintenance requests, lease agreements, etc...

Sounds like you may be looking for a multi-lingual management company offering translation services. Likewise, for a legal practice.

One of my mentors says to make the most of your strengths and hire out your weaknesses. Seems to fit here.

In Calif, once you start translating, you must continue  to provide all documents in their language.  As long as everything is going well, great.

If you do not translate, provide a translator and they do not bring a translator, you can say, " I'm sorry, I don't understand".

I have one Spanish speaking couple and for me, so far so good. When the lease was signed the female brought her dad to translate the lease. I had given them a draft lease about a week prior to the actual lease signing. The dad signed the lease as translator as well.

Does anyone in your complex speak fluent English? I'm thinking you could offer that person a rent incentive to be an on-site manager? Or you could hire a virtual assistant.

PS: we are a military family too
