Early termination without notice, what should I do

My tenant left the house on last day of Nov. and  email me they left the house on Dec 1. According our lease, they need to give 30 days notice and for early termination. There is 3 time rent fee. I only have one month rent as deposit.

Suit them, or debt collection? what should I do next. I don't have their current address.

Have you attempted to re-rent the property? Most states don't let you to collect double rent, sonpleasw be careful on that realm. Also how long does Ohio allow for the claim in security deposit? Mine is thirty days, if so you are getting really close to that time frame. 

Send the claim certified mail to their last known address, which would be your property . Then move on, not worth all the aggravation, time and trouble
