Help. I need OWNER FINANCING PURCHASE Agreement

Hello. I'm wondering if anyone on BP has a sample owner financing Purchase agreement? I would like to compare what I have and maybe use what other thinks works best. Also if anyone has done this before... could you explain how the seller creates a new note and how they will collect payments for me. (Just what you have done) This would be helpful. . Thanks so very much everyone

In my experience these are two separate agreements:

a) Agreement of Purchase and Sale to acquire the property; and

b) A financing (loan/note) agreement and mortgage.

There is not need to re-invent either.  The state agency governing real estate agents likely has an standard APS.  You should be able to secure a financing and mortgage agreement from a real estate attorney (do verify that it conforms with the most recent updates to lending laws and regulations).
