This post really belongs in a "buy-and-hold forum", preferably in the "Dirt Farmer/Cat Fisherman" sub category...what I do isn't for most but when I am onto something good I like to share it.

I posted at the beginning of the year offering assistance for property value appeals which is what our Lucas County property taxes are based on here in Ohio. (We can do it all again next year so if you didn't appeal your properties this year don't get too down...you just don't get a refund for the tax savings for 2016, it will be for 2017)

I appealed 6 of my own properties this time around...a pre-appeal value of 122,700 (22,740 median value) and reduced total value to 50,000 (9,000 median value) so a 59% reduction in value. The actual tax reduction won't be exactly that percentage since millage and school system amounts have minimums...but it absolutely will be ~40%.

Take away:

- My reductions are all based on purchases, this would be why I buy for cash and I invest in the lower class neighborhoods.

- Property taxes are your largest standing expense...attack those values to the best of your ability!
