Advice for SFR 3br 2b Renting out a home in Las Vegas

Hi,

I have a SFR 3bd 2bath home in Las Vegas, Summerlin Adjacent near The Lakes Sahara. I've had it on Zillow, Trulia, Hot Pads & Craigslist for 3 weeks and... nothing. It's been fixed up and it's not renting. I'd appreciate any advice!

Let's review above post. Rob is asking for advice for renting 3 bed 2 bath home he just purchase for $215k. I'm would imagine that he put down about $60k including closing costs for this investment. It has been about a month and no tenants, nothing.....as in not even an application. I'm giving him good advice to get a tenant, to post on a free website, did I say free. That has proven results to me. That would get higher than market rents. Rob is having trouble getting $1395, and people are saying too high, lower to $1200 including yourself. PITI and any HOA will put your cashflow into $1200 per month. After a month or two goes by, will make you nervous or second guess your investment.

Now, Billy, you criticize my suggestion without giving a better suggestion or a suggestion other than lower your price. It's like your in a meeting. A co-worker gives a presentation and asks for solutions. I give a solution. You criticize my solution without giving a better solution or any solution. How would you boss look at you?

Rob. My advice to you is sound. You should not care about the color of money, other than it being green.
