Disposition of Deposit

7 days ago we had to send a Notice to Pay or Quit. Tenants have till Friday, August 18 to pay two months rent or be evicted with a move out date of September 16. My question is...if they are being evicted are we required to submit to them, the Disposition of Deposit and return their deposit? This is our first eviction. Our tenants have been with us since 2009. We have been playing cat and mouse with them for about nine months. First they claimed to be having financial issues due to health issues, so we gave them the benefit of the doubt and worked with them for a few months. Over the course of several months, their rent has been recieved later and later.  Then three months ago we were told from them, that they were going after a mortgage...wonderful we thought, great. But now, they are two months behind on their rent with a reply of "we will get it two you as soon as possible."
