Getting people to come to showings

Hello everyone,  I am trying to find the best ways to market my properties and have people call/text/sign up for showings to view the properties.  Wondering if their are any hints or tricks you guys use to get maximum attendees for showings. I don't want to show houses to one or two people everyday and would rather have one showing a week with as many people as possible in attendance.

When we have a vacancy we do two showings a week, one on a weekday evening and one in the middle of the day on a weekend day. It's worked out well for us so far and keeps us from spending all week running to appointments.
