Not renewing a Section 8 tenant lease in Westchester County, NY

Hello,

I'm a landlord who has a section 8 tenant, which while he isn't delinquent on rent, is causing us aggravation by his disrespectful, ungrateful, and entitled attitude.  I wish to not deal with such tenant and, irrespective of this experience, not accept section 8 tenants in my building anymore.

I am prepared to notify this tenant of not renewing their lease, and allow them a generous 120 day extension to find alternative housing.

I know that this may be a little difficult to achieve in the NYC, but are the rules in regards to Section 8 and non-renewals different in Westchester County?

In my municipality, the tenant has to be given a minimum of a one year lease, but afterwards they can go MTM.  I assume that you can issue proper notice of termination as with any other tenant, but to be sure I would check with your attorney before making any move, and as @Carlos Zapata suggested, call the housing authority once you've decided on what you can do to apprise them of the change.
