Tenant took a roommate

My tenants roommate moved out and he took another roommate and let him move in before the verbally agreed upon move in date. I gave the new roommate a lease to sign (and I required a co-signer). The tenant signed the document but still no co-signer signature or deposit. I am getting the run around on the deposit. Question is do I need to proceed with eviction on the roommate or can I just tell him to leave? He’s completely moved in all his furniture but has been there only for a few days. Btw. I am dealing with college students.

 Well, you have a problem. You're going to have to likely formally evict the person. Which will likely end up being the person being "Well, Jimmy said he had a spare room I could stay in". 

Your arrangement is not one I can see working out long term unless you had separate facilities & entrances on the other unit. Alternatively, you should make your son sign a lease with you renting out one of the rooms, even if it's only for a dollar, or for market rate and you give him the money back, or similar. If you're going to rent out rooms, then rent them out. Otherwise, it's his place and he's just letting his friends shack up there and you're hoping to get a little bit of cash out of the spare bedroom.
