Pawtucket rental property market

I'm looking at a few rental properties in the pawtucket area for my first investment property. As I'm new to the game and unfamiliar with the market in that area, I was hoping to connect with an investor in that area who might be willing to provide some insight. I've done the basic google/trulia/zillow searches, but was looking for some more local knowledge, if possible. 

I found what seems to be a great deal, but want to be as certain as possible before committing

It has been my experience that you can operate a stable, profitable rental in literally any city or town of this state.  It all depends on the "buy" and your operation of the property. I own in class A neighborhoods along with class C neighborhoods all with responsible, stable tenants.
