I have to evict a tenant that pays early

This is a first for me. I have a tenant that pays early and takes care of the place bot wont get along with the Ukranian neighbors. She is going month to month so can i just give her 30 days written notice to vacate and thats it???

Have you tried discussing the issue with your tenant? May be there's a reason why the tenant doesn't get along with the neighbors.

If you think the tenant is at fault and the situation won't improve, then I will proceed with the notice. I will need some good reasons to get rid of a tenant who pays on time and keeps the place clean.

Is it really considered an eviction when you give a tenant who is on a month to month lease a 30 days notice to move out.
