Hi guys, I want to get my first rental property in Florida in 2019. Any advice in terms of getting a real estate license or a property management license?  Which should I get first? Do I need both? Where can I get those license?

Also, Just purchased the books “Ultimate guide in rental properties” and “managing rental properties” to learn more about that market

@Keleisha Carter ... I'm a newbie as well so my opinion isn't from experience, but just from what I've learned. No need to get a license to be an investor. Down the line if you're interested in becoming a licensed agent it would be beneficial as you get access to the MLS and no longer will have to pay the agent the fee. I just purchased my 1st buy and hold and want to self manage to learn that aspect of my business. I still allocated that 10% property management expense just in case I choose to hire someone in the future. With that said, I'm prepared to run my business like a business and not with a emotion. I've listened to various podcasts on BP (take good notes) on the PM aspect and feel that I am capable. Get a good team in place, have faith in yourself and everything will work out!

Well wishes ... Cassandra :)
