Help/resources evicting problematic Section 8 tenant in Oakland

Hello all,

I have a section 8 tenant in my single family home in West Oakland, California. The tenant has been there for 3 years and the section 8 office is of no support. We have been to court 3 times. The first 2 times she took me to small claims (she lost) and the 3rd I served her an eviction notice for 6 months of unpaid rent ( she pays 75% of the rent, S8 pays the rest). The judge asked if she could stay even after not paying rent for 6 mos. Now she's currently destroying the home by flushing tampons and pads down the toilet to get the plumber out every week, she's sabotaging appliances to get maintenance to come out 3-4 times a month. She lied about mold, she destroyed a 3 year old water heater ( her bf is a plumber and he lives there against the contract) and she continues to pay the rent in portions and late. She is horrifying and I don't know how to get her out.  Oakland is very tenant friendly fyi.

@Seven Gee I have 10 doors in Oakland; 4 in North Oakland and 6 in Fruitvale. I fought the City of Oakland on rent control all the way to the California State of Appeals.  I won in Alameda County Court and I won at the State level.  You said this is a single family home.  Iff that is case you are incorrectly thinking you are in a box when you are not.  You need to study Costa Hawkins.
