Washington and Oregon Pass anti-landlord legislation

The politicians in the Northwest are proposing anti-landlord legislation. Beware of these coming to your state. This greatly increases the cost and risk to being an landlord in these two states.  Here are some key points for each. If you're a landlord in these states, you should be trying to defeat these measures.

The state of Oregon Rent Control Bill Passes their Senate. Oregon Rent Control

  • The bill would eliminate “no-cause” evictions after tenants have completed their first year of occupancy and cap annual rental increases for buildings over 15 years old.

    This creates a permanent tenant that you CAN'T terminate, unless they break the lease.

The state of Washington is trying to make evictions harder for landlords. Washington Bill.

Extend the 3-day notice for default in rent payment to 14 days and include information on civil legal aid resources available to the tenant.

  • Require 60 day notice to change the rent.  
  • Tenant payments must be applied to rent before other charges.
  • Prohibits requiring tenant payment of any monetary amount other than rent as condition of continuing tenancy. Landlords may pursue OTHER lawful remedies to collect late payments, damages, etc.
  • Upon lease expiration for a specified time and without an agreement to renew the lease, the tenancy must continue on a month-to-month basis.
  • Provides the court with discretion to provide relief from eviction.

    Those are our regulations to a tee and many more 10X worse. We have had to live with them for 20 years.It makes being a landlord very difficult and the primary reason I am a hard *** landlord. The business is very difficult and tenants take the brunt of it. The welfare pimps and bleeding hearts have not done anyone any favoures.
