Property Manager in Lewiston/Auburn Maine

Hello, first post here.

 I am looking for recommendations for a PM in the Lewiston/Auburn area. I am currently looking at a few different properties in the 2-4 unit range. I work overseas so I wont be able to manage the property myself. 

This will be my first property so I am also looking for any advice as far as negotiating the agreement as far as whats included, % rate, etc.

Central Maine Property Management is who I use and they’re great. They handle everything. I have some larger units so I pay 7% of gross but the typical for them is 10% of gross and half of first months rent when placing a tenant. They have a great online system for service calls, bills, etc so you can see everything anytime you want
