Parking space rental in Brooklyn

Hey all;

I own a parking space that I'd like to rent out in Brooklyn. I'd imagine it's important to have a lease agreement on the space, but I've never done something like it before. Does anyone have any insight / tips for leasing out a parking space? Is there a forum on here or thread that I'm missing that discusses parking space rentals?

    I rent a few spots, and have mostly kept it pretty casual. They pay me 1st and last, and they get a MtM spot. In 22 years there were only a 2 times we had problems with people abandoning old cars. Once it was because the guy got locked up!  But the hood has changed, little townhouses without parking are now over a million and the rents I can charge have gone way up from $50/mo to $225! People who can pay that have nice cars they don't abandon. 

    The only real issue is getting paid timely if you don't want to set up Cozy for tax reasons. I tend to cut them some slack on timing since if they're paying cash they need to catch me at home. But they're not stiffing me, just busy neighbors who have more money than time.
