When tenants ignore you

Not sure if this is a question or a gripe , or both.  

Anyone else notice how responsive and friendly tenants are ... until they move in ?

Tenants are there 2 days and haven’t replied to my text, unlike before they moved in .   

I’m sure I’m not over doing it , but things need to be discussed when tenancy is new. 

Any ideas on how to deal ?

I know! I think it's rude but it is so common that I have moved to "notifications or "opt out" communications. For example, 

  • Our handyman will be on site on Monday May 8, working on the non-urgent maintenance list. He will knock before entering; have your dogs crated or closed in a room that will not be impacted by your maintenance request. If you'd like to cancel or delay your non-urgent request text or cancel you ticket on or before May 7.
  • New gravel will be applied in the parking lot on Tues. May 9, please do not park in lot between 1-3pm; Any additional trip charges from gravel company will be charged to tenants responsible if cars are left in the lots. Thank you in advance for your cooperation.
  • We've had repeated complaints. The next time a "dog poo in lawn" complaint is received, dog pet fees will be increased. Thank you for your prompt attention in this matter. 
  • Emergency contact updates and active email confirmations were due on April 1. A permanent rent increase of $10/month will be effective June 1 for any tenant that has not updated their information on our website by May 15.
