I would respectfully let them know you expect it back by 5 PM the next day .
if they are not time conscious with the lease, they will probably often be late with the rent

Has anyone used the property shark site to buy homes? I understand it’s a list of foreclosures .
wondering if it’s worth it ?

please give feedback if you have experience.

Interesting thought-  I really don’t know. But as a flipper, I’m not sure that would be a selling point. Lol

Found a wonderful house in a great area. My offer was accepted, 

but then I found out there are two wells on the property because they tend to run dry if no rain for a long time .

the owner once went two months without water, but that was the only time in 10 years She went more than a few days.

Has anybody ever dealt with this before?  I hate to withdraw my offer, but if no solution then this is a dealbreaker. Ty!!

In order to give advice we would need to know what it is you’re afraid of .
in genera I can tell you if you screen Tenant very closely , make sure they have reliable jobs and rental history uou probably don’t have much to fear.

Previous landlord is just one part of the process. A strong work reference would be good , as well as a nice credit score.

Paint the cabinets white .

put on beautiful new knobs .

add a backsplash to the kitchen and perhaps the bathroom

It’s a unique situation since the property was bought for your own use.
Therefore, it has to be an enjoyable environment for you, which you can comfortably afford .

making a profit is irrelevant since it is not used for investment purposes.
