After they signed the lease, I was told there’s no drain for the washer and 

can they put it in the shower ?

I said yes .
at some point they moved the hose 

to the sump pump,  and last week I found out.

So my tenants  told me they have been emptying the washing machine into the sump pump past 6 months (As opposed to in the shower. )
several circuit breakers stopped working and the electrician just told me 

It’s because  because the sump pump circuit breaker shorted. 

i’m sure it’s due to the soap they have been pumping down there but can’t prove it. 
who pays the $400 Electrician bill?

I would not rent to them because next they’ll be having sex with animals and 

and before you know it ,

there will be a whole house full of dogs.
(joking , of course!).

information . are you looking for cash flow or appreciation ?

New Jersey’s taxes cut into the former. 
I recommend Sullivan County New York . 

for that price , you can buy an apartment building with a dozen doors or seven single-family homes

feeling more confident,  I discussed this with her and she agreed to sign the lease. Will remove her name if and when she moves out.😊

They do not depend on her financially.

I am aware she can stay if she signs the lease. If you don’t know the consequences of her staying without signing , 

that’s fine . Just say so - but don’t refer me to a lawyer for $500 an hour.

John , please let me know the consequences of her not signing. These are country people in their 70s. I would not want to evict them if i don’t have to.

Lovely couple and her sister living in House . great tenants .
sister says she might move back to Florida one day and refuses to sign the lease renwal along with the others. 
not sure how to proceed.
I don’t see any negative impact of leaving her off the lease, but wondering if there’s something I don’t know.? she did sign it for the first year. Ttia!
