Scott, thanks for your reply —just wondering why would you replace a porcelain claw tub instead of repairing the paint where it is  chipsping?

so you’re saying, although I am not required to fix the shipping lead paint on the bathtub I should do it ? It is  a very expensive fix (2k)

Not sure how to proceed —

2 adult tenants. No children .
newly moved in and tested for lead on peeling paint on side of painted bathtub. Positive. 

From what I’ve read, I am required to remediate this if a child under 6, 

is living in the house - however, this is not the case .
anyone please advise how to proceed.
Am I responsible if an adult finds lead in paint? I’m in upstate NY ..  TY!

My (excellent) tenant , and 2 sm dogs have  been in the house five years without any issues .
 I asked her to get the heating and clothes dryer  vents   professionally cleaned ($300?)

She said she will do it herself, but  that is not possible to do thoroughly . 

Do you ask your tenants to pay to keep the vents clean ? 
i’m about to write up a new lease and would like to include this- is it fair?

I bought a house in upstate NzY recently without an inspection , due to low price offer .

tenants have moved in and found There is a leak under the washing machine.
My lease does not mention anything about washer / dryer,. 

who is responsible to repair or replace? Thanks very much!

What does the lease say regarding pet deposit? Does it specify it is non-refundable?

If not, I think you can expect it back if there’s no pet damage . that’s what a security deposit means
