Save 10% of every penny you earn . pretend it doesn’t exist ,regardless of how much or how little . 
if you can save more , that’s great . but don’t even think about touching that 10% ever.
Have it come out automatically into a separate account

I’m sure your lease says rent is due on the a specific date for the next 30 days for the month . 
It’s not based on how many days they are there during the month. 
renting month-to-month means they are paying for the month , 
not only for when they are there - that is irrrelevant. 
similarly , I rent my office , but I have to still pay rent when I go away on vacation I can’t deduct the rent because I’m not there

A potential tenant relocating here for two years for a job told me his company pays the rent , plus utilites . 

. I confirmed this with his current landlord and she said yes 

it’s confusing because he is signing a lease yet he’s not responsible for the rent . how does this work ?

Has anybody been in this situation?

I’d like to get back to receiving rent online and found out Cozy is no longer operating . 
what are people using now - hopefully for free?

Q#1–. buy the biggest multi unit you cab , and live in one apartment is the best way to go . 
Q#2–.  take out your money from the retirement fund if there’s no penalty and if you can comfortably pay it back. 
you won’t regret it! Good luck .

As others have said anything is possible , depending on how bad you want it . 
however , you are limiting yourself to part-time , making it harder.
