I know I’m an outlier with this comment , but I don’t mix Tenants personal life with business. 
I’m the landlord , the business
owner . 
 their personal life is none of my business . I don’t like to mix the 2 - could be set up for a mess later on. Very clear boundaries is best , for me.

@Sam Sala . I live in Manhattan and invest upstate - Sullivan and Ulster County . like you say , the numbers don’t make sense here in the city so I’ve been buying single families Upstate for $40 and 50,000 and the cash flow is been very strong . 
it’s been getting harder as the years go on though to find these great deals but they are still out there

Bought first one 2005 

paid cash For all . Great income . 

Wish I had the courage ( and the
money ) to start earlier .

Your post is too broad - there are many avenues for you to take . It’s like you’re asking “ what should I do with my career life?”
Read all the literature and become informed as to your choices , then ask a more specific question and you’ll get more help .

Love everything about it- 
except those aspects which I don’t :)

I e , dealing with evictions ,  etc) 

But it’s ok because those situations challenge me and I enjoy growing and becoming more competent with each challenge.

I think it’s a wonderful , important thing your offering her - 

but it doesn’t matter what

anyone. ( including you or your wife) thinks— what does your daughter want? 
if she is excited and interested in learning what you have to teach , then that’s all that matters .
