I’ve had that happen to me when I used LED bulbs but not when I used a non led bulb

I am not sure what “normal wear and tear “ really means . 
the condition in which I rent it out should be maintained by the tenant so that it looks the same after they leave as when they moved in .

If I were you I’d call the police and enter the apt.  
Water damage causes mold - hopefully you have no underlying breathing issues .
This needs to be stopped .

Jonathan-- I’m not sure this is the right question for you , but I’ve been in contract for 55 days now and the seller is telling me he’s still waiting for the loan approval which is taking longer because of the virus . 
 I really don’t understand since everybody is working from home on computers . does it seem reasonable to have a two month closing waiting period instead of one month?

I am not sure why you think Upstate is a flight away . I invest in Ulster and Sullivan County which are both under two hours by car from where I live in Manhattan . it makes investing a lot more manageable for me to know I can be there in two hours and there are still some great deals to be found.

Brie- I will incorporate that in my usual lease but I feel like during this Corona crisis I have to make some exception - I’m just not sure how much of a sacrifice to make . thank you so much for your input.
