I replaced something similar and paid 

$400 . Yours should be about the 

same , give or take $100

Not really worth it as a rental but you will get your money back when you sell it

I’ve often read how important it is to reach beyond our comfort zone . 
I own 8 single family homes , all cash flowing in the Hudson valley .
I’ve bought 1 a year , all cash , past 9 years ( sold one).
I thought about getting out of my comfort zone to buy multi family but when I have explored that option , it makes little sense . The houses cost more and income is same,  , and easier to rent SF ,  so I’ve decided best to stay where I’m comfortable.
Too many other areas in life cause discomfort , so I’ll stay with what I know works. 
just my 2 cents .

Is real estate a hobby for you or a business ?  if it is the latter , 

then it’s not up to you how she might 

pay rent - it’s up to her to figure it 

out . It’s up to you to charge what it’s worth and not feel obliged to take care of her .

This is business . Keep feelings out of it. We make our money when we buy it - not sell it 


Some thing I read a while ago stuck with me which is , 

“if the seller is not offended by our offer,  then it was too high”

Update - She can’t pay more than 900 and is planning to move. I am fine with that she’s not worth losing 2400 a year . Thanks to everyone who helped me see that

I very much appreciate this feedback I want to add it is really difficult to find a good tenant in that area which is why I excepted the lower rent , partially out of fear , the other part realty of tenant pool . 

but I will not sign off on the renewal. Thanks!
