In upstate Ny modulars are not as costly as stick built. Maybe 25 % less . Not sure the reason , maybe because it’s hard to get bank financing . 

also , I have heard from builders that sometimes the underneath structure gets rusty over time, 

but that’s not applicable if you’re buying new. 

i have land and may have one built.

perhaps you could have protected yourself better with a collateralised loan , but that is not the point . 

it does not excuse his corrupt behaviour and thank you for telling us.

FWIW- I invest in upstate New York in B/ C class areas  . I always pay cash between $40 and 60,000 and always make my 2%

I think it’s easier to invest in C class and buy cheap and make the 2% . however , it comes with more problems because they are depressed areas so finding good tenants is not easy.

It’s not an easy house to rent because it’s got electric heat and very cold / expensive to heat in winter . However, that is not stopping me from not renewing their lease next year . 
the tenant Isn’t speaking to me, and I need a more cooperative, respectful 

relationship in order to feel comfortable.

@Nathan Gesnereveryone is in shock -
NY will never be the same , it just won’t. I always thought my landlord would have to drag me out by my feet from my rent stabilized apartment when I’m 100 , but now I think I’ll walk out on my own soon and not return. Upstate here I come - easier to live near where I invest anyway.

I live and rent in Manhattan,
and for the first time in 20 years there are a few vacancies in my building . 
however , in upstate New York , where I invest , homes are flying off the shelf - people are bidding above asking. People are finally catching on that Safer and  quieter Is better , especially since more are working from home so jobs are no longer an obstacle to living in the country .

I appreciate and agree with everybody‘s comments . 
my problem is on what basis do I evict them ? 

since they pay rent I don’t think being disrespectful towards me is grounds for evection In court . 
their lease ends next May.

So my tenants, a couple,  moved in
14 months ago and they pay on
the 1 st every month . 

very friendly and nice , until 2 weeks ago when a neighbor texted me they are playing loud music every night . 
I kindly asked my tenant to lower music and the wife said “get over yourself B——ch !“and has stopped responding to me. 
The loud music has stopped, but very uncomfortable to have a renter that ignores me and is hostile because I asked her a simple request. 
Thinking of not renewing next year . Am I being unreasonable, since they pay on time?
