I live in Manhattan but invest upstate 

New York in B and c areas 

I always get 2% rent - it is very 

affordable and they are nice family 

neighborhoods

I would not for the same reasons you mentioned. 
However , it really depends on the location and how desperate you are to rent it. 
ideally , I prefer a stable family who will stay and not have many life changes , as college grads do.

corna   virus  but very concerned 

about the corona virus .

Is it the owner’s responsibility to service the oil furnace annually ?

It works fine, and it’s in the lease the tenants must change filter once a 

year , but are they also responsible to maintain it with annual serving? 

How do you go about this? Thanks!

Paneling is very outdated . 
painting it is the least expensive fix . 
tearing it off and replacing it with Sheetrock is best , but more costly . Whatever you do , anything is better than old paneling , IMO .

If I had “unlimited funds” I wouldn’t use my time flipping houses .
I’d be free to do other things that are more important to me than make money .
