I’d buy it with the assumption the tenant will have to be evicted by
you , which may take up to a year .
Incorporate this information when you evaluate the numbers and if it still make sense, go for it.

I always consider  the worse case scenario. It may or may not happen .

No - people will be who they are regardless , whether you give them a holiday gift or not. 
if you are a good landlord and they appreciate it, and they’re good tenants and you appreciate them - that’s enough . 
if you give them more , nothing will change . If they’re good tenants they won’t be better , and if they’re not good tenants that would not change either.

Totally agree with Patricia . 
you could find yourself without any rent after 3 months and the courts are very slow now . 
it may go on for 6-12 months depends on  if they have children . 

why not just wait until you find a tenant with a job ? 

stability and consistency always work best

Everything in SC is on fire right now. 
still , I don’t buy in Monticello because it’s too hard to find good tenants.

Couple with 3 young sons moved in
5 months ago and have paid on time since.   

today the husband called to say he will be 2 weeks late because the wife had a mental breakdown and was hospitalized for a week , so he had to stay home . 

also he informed me next month he’ll be a week late because he needs to catch up . 

the lease states there is a late fee after 3 days . 
is it fair to charge him under these circumstances?

your answer is in your question -

you said you were having a “moral dilemma “.  
this is a business , so it’s best to deal only with financial dilemmas . 

when you look at it this way , 

the answer is clear . 
what’s in your best interest financially is to accept the person best to afford the rent , which helps your business be successful.

And this because they don’t want tenants evicted and become homeless and then end up spreading Covid - which makes sense . 
But why not have the government pay their rent — after all , isn’t that partially why we pay taxes — for emergencies like this?
