She owes you the full rent, not part of it. Now she owes you late fees as well. If she knows she could get away with this one time it will happen again. We must train our tenants as to what we expect of them and be clear.

Yes, if they have a guarantor to sign the lease along with them, it would help because they would be responsible for payment as well.
Otherwise it feels a little sketchy to me, and I would not risk having to evict them after only three months payment.

but now they’re all reruns .

I believe the “it “

is desire.   

You have to want something immensely in 

order to feel the motivation and not get 

discouraged when obstacles occur.

I am with your father here.  I always go with the listing agent.  they are motivated by keeping all of the commission. Plus they know the most about the property directly.

I don’t think you need to write anything different in your lease .

verbal abuse and harassment is unlawful, 

no matter white record the interaction and use that to evict

Now that you are more established, if you pay on time or even early, you can resurrect your credit

I stay away from investments with HOA a fees because that's not something I can control, and is dilutes my profit
